Types of Home Inspections | |||||

There are several different types of inspections that House Smart can perform. A sample of the different types of inspections House Smart can do are listed below. Standard Home Inspection: This is House Smart's bread-and-butter inspection, consisting of a visual inspection of the home from roof to foundation. The objective of this inspection is to objectively identify material defects in the systems, structures and components of the home, in adherence to ASHI Standards.
EIFS/Stucco Inspection: This inspection utilizes special instrumentation to measure moisture levels behind the exterior walls of synthetic stucco homes. The inspection also entails and inspection of all seals around windows and doors, inspection of roof flashings for water entry around the eves of the house, and grade level inspection. Radon Testing: Radon is the second leading cause of lung cancer in the U.S.. It is a radioactive gas emitted from the ground that may seep into a home. One out of nine homes in Georgia have dangerous levels of Radon. House Smart offers two forms of radon testing to measure the level of radon present within your home; EPERMS, and electronic continuous monitors. Both of these forms of testing have been approved by the U.S. Environmental Protection Agency. EPERMS are generally less expensive but give less detailed reports. Electronic Continuous Monitors are generally more expensive, but give faster results and very detailed reports. The EPA, Surgeon General and CDC all recommend radon testing. For more information on radon in a PDF format, click here. Partial Inspections/Consultations: This is an inspection done only on a specific part of the home. A roof inspection would fall into this category, as would an HVAC (heating, ventilation and air conditioning) inspection. Commercial Inspections: Commercial Inspections, like Standard Inspections, evaluate the electrical systems, mechanical systems, structure, plumbing, HVAC, roof and other major components of a building.
