New ConstructionNew Construction Inspections take place while the home is in different phases of construction.  Phase inspections may include, Footing, Foundation, Framing, Final, and Warranty inspections.

Footing and Foundation Inspections are only important when building a custom home. The Footing Inspection takes place before the foundation is poured. The Foundation Inspection takes place after the concrete is poured, and before the framing process has begun. The three most important phase inspections are the Framing, Final, and Warranty Inspections.

Framing Inspections take place after the frame of the home has been erected and rough-ins for the homes major systems have been completed. At this point in construction, your home inspector can actually see behind the walls and make you aware of potential issues before they cause serious damage to the home. Many home issues are easily resolved during framing because no walls have to be removed when completing the repairs.

Final Inspections take place after the home has been completed. At this point, your inspector will examine all of the homes major systems, just as they would in a standard resale inspection.

Warranty Inspections take place before the one-year warranty on a new construction home has expired. These inspection reports provide homeowners with a punch-out list of home issues to be addressed by the builder while it is still the builder’s responsibility to take care of the repairs. Warranty inspections cover all of the items covered in a standard inspection. Warranty inspections are discounted when House Smart completed the initial new construction inspection.
