This is House Smart's bread-and-butter inspection, consisting of a visual inspection of your home from roof to foundation.  The goal of this inspection is to objectively identify material defects in the systems, structures and components of the home, in adherence to ASHI Standards.

This means that our inspectors will inspect the readily accessible systems and components of the house, including the structural system, roof system, exterior, plumbing system, electrical system, heating system, air conditioning system, insulation & ventilation, interior, and fireplaces & solid fuel burning appliances.

Our inspectors will report on those systems and components inspected which, in the professional opinion of the inspector, are significantly deficient or are near the end of their service lives.  Our inspectors will also endeavor to provide a reason why, if not self-evident, the system or component is significantly deficient or near the end of its service life.  In addition, our inspectors will include their recommendations to correct or monitor any deficiencies noted in the inspection report.

Our inspection reports are computer generated and accompanied by digital photographs.  We also offer clients our free Extended Advice program. This is an email-based program that homebuyers can customize to give them monthly maintenance advice specific to their homes. They can also take advantage of Expert Advice from inspectors for 12 full months after their inspections.  In addition, our reports are backed by inspectors that are professionally certified and have many years of experience.
